Oliver Street Capital, a value-add investor focused on infill industrial properties, and Bain Capital Real Estate have acquired three infill industrial properties across the Washington D.C. metro area.

The deal totaled over 500,000 square feet and $90 million of combined value. The firms formed a joint venture in 2019 in order to acquire high quality, infill industrial properties in supply constrained markets.

The purchased properties include 7701 Southern Drive in Springfield, Virginia, a 100 percent leased 251,178-square-foot multitenant warehouse, 4801 Viewpoint Place in Cheverly, Maryland a 48,665-square-foot single-tenant industrial building located on 6.5 acres, and 3300 Marlo Drive in Forestville, Maryland, a 216,000-square-foot warehouse and showroom.

“We’re excited to enter the Washington, D.C. market with the acquisition of three well-located industrial properties that provide excellent access to the Capital Beltway, downtown Washington, D.C. and the surrounding areas,” said Jonathan O’Donnell, managing principal of OSC.
